Senior Project Manager - Commercial Drywall, Metal Framing, and Ceiling SystemsLocation:DC Metro AreaPosition OverviewWe are seeking a highly skilled SeniorProject Managerto oversee the successful execution of commercial construction projects in the DC Metro area. This role involves managing every aspect of a project's lifecycle, including procurement, scheduling, contract administration, change orders, subcontractor coordination, material purchasing, and project closeout. Success in this role requires excellent communication, technical expertise, and the ability to lead diverse teams toward timely and high-quality project delivery.Key Responsibilities

• Leadership & Communication:Maintain project harmony by effectively coordinating with clients, workforce, subcontractors, and vendors.
• Preconstruction Management:
  • Develop estimates, cost proposals, and technical proposals.
  • Lead preconstruction efforts including value engineering, scheduling, constructability reviews, site logistics planning, and cash flow projections.
  • Bid Management:Oversee all bid efforts, including vendor management, document control, estimate creation, and compliance with bid requirements (insurance, permits, bonding, etc.).
  • Budget Oversight:
    • Develop and manage project budgets.
    • Establish holds, contingencies, and allowances.
    • Update and review project budgets monthly with the team.
    • Project Execution:
      • Manage procurement, scheduling, and subcontract agreements.
      • Oversee operational reporting (change orders, submittal logs, RFIs, schedules, and meeting minutes).
      • Perform worksite inspections for quality and safety.
      • Change Order & Closeout Management:
        • Oversee change order processes, including pricing, negotiation, and client billing.
        • Manage the closeout process, ensuring all deliverables are met (O&Ms, warranties, as-builts, commissioning, and final payment).
        • Team & Safety:Motivate field staff to perform at their best while ensuring a safe work environment, preventing accidents, and addressing safety concerns.Qualifications
          • Minimum10+ yearsof experience in commercial construction, including at least5+ years in a supervisory role.
          • Strong knowledge ofconstruction contracts, drawings, and specifications.
          • Proficiency inMicrosoft Office Suite, scheduling software, and project management tools.
          • Exceptionaltechnical precision, creative problem-solving skills, and a client-focused approach.
          • Excellent leadership and multitasking abilities, with a proven track record of managing diverse teams and priorities.
          • Ability to make effective presentations and communicate professionally across all levels.
          • Reliable transportation to travel to sites across the DC Metro area.
          • Availability to work Monday-Friday, with occasional evenings and weekends as needed.
          • Must pass a background check and drug & alcohol screening.
